Free E-Book for First-Time Buyers
You've been told you can't afford to buy. That you need 20% down. That you should wait for rates to drop.
Most of that is wrong. Here's what 27 years in the mortgage business actually taught me.

If you're renting right now, you're already making a housing payment. Every dollar of it is gone at the end of the month. Not invested. Not building anything. Not coming back.
I've spent 27 years helping first-time buyers figure this out. The number of people who genuinely can't buy a home is far smaller than the number of people who think they can't buy. Most of the time, the problem isn't money — it's information.
I wrote this book to close that gap. No jargon, no sales pitch, no BS — just what you actually need to know to make a smart decision about homeownership.
What You'll Learn
The real math on waiting vs. buying — including the cost of waiting that nobody talks about.
What lenders actually look at, how to strengthen your position, and what to fix before you apply.
Conventional, FHA, VA, USDA — which one fits your situation, explained without jargon.
Every step of the process, in order, so nothing surprises you. From application to keys in hand.
Why private mortgage insurance is a bridge, not a penalty — and exactly how to get rid of it.
Wire fraud, post-closing mail scams, tax reassessments, and how to protect yourself after you buy.
About the Author
I've been in the mortgage business since 1999 — the same year I bought my first home the hard way, with the wrong lender, no agent, and a subprime adjustable-rate loan I didn't understand. I got into this industry so others wouldn't have to go through what my wife and I went through.
Today I'm a Loan Officer and Area Manager based in the Pittsburgh area, and I serve as President of a regional Mortgage Bankers Association chapter. I've helped thousands of families navigate the home buying process.
"The gap between 'I can't buy' and 'nobody showed me how' is where I live."
60 pages of straight talk about buying your
first home. No cost, no obligation, no BS.
